The land lady is a tight money grabbing woman who Justin turns up unexpected all the time. I was there 6 years and gave her 9
Weeks notice and found someone to take on the unit. She took a months rent off me for the trouble. She puts the rent up every 6 months and has no respect for people. She used to let herself in when I was not home. I wish I had listed all this and reported her before I have given notice. She broke all rules of the lease. Never ever rent from her! Even if you are the best tenant in the world she will do you over big time.

The apartment is great. Amazing location, great outdoor space, and good people surrounding.

The landlord is an absolute nut bag. He will be nice at the beginning when you are paying him, but don't expect any comprises. He required us to sign a document that allows him to come to the apartment once a month. He also would say one thing in person and completely deny it over email. He told us many times that scuff marks, etc didn't need to be written down on the inspection report, we ignorantly believed him in good faith and he denied that in the final inspection. He also stated we could sublet, and proceeded to deny that in writing. He has also taken us to tribunal once we terminated the lease for loads of additional money, which he did not win.

I just signed a 12 months lease and wish I didn't. This house was built on the cheap.

It is nothing like the pictures the real-estate web site showed me. The ceiling above the kitchen leaks when it rain, the walls are so thin that you can hear someone fart upstairs from downstairs, the toilet bowl never flushes, there are cracks in the wall populated with ants, all the door hinges need to be replaced, The front door doesn't even lock properly. I have been told that the rest of the units in this block are in legal battles for all of the many building defects.

Wish someone told me before I moved in last week. Now I'm stuck here for another 11 months ...

We rented this property which was supposed to have 4 bedrooms and 3 bathrooms and a double garage with storage. The garage storage area is filled with mattresses, the car port area was occupied by old desks. Within 4 months of moving in the downstairs bathroom overflowed with sewage (faeces, urine, water) When the plumber came in we found that this was an ongoing problem that the owners have refused to get permanently fixed. This meant that the 3rd bathroom was unusable!! Yet, we were paying a top rent for the property.

This issue has recurred every three months and we have been made to clean the overflow which is a health hazard. The owners have known about this problem of broken terracotta sewage pipes for a number of years and have not done anything about it. They continue to expect us to bear with the problem but now we are in the process of taking it to VCAT as they no longer want to be in contact. The owners that live in China and their daughter lives in Sydney. Barry Plant Mount Waverley is their current agent.


Their air-conditioners are cheap and have to be fixed on a regular basis.
Their external blinds are ripped and do not serve any purpose AND please do not be fooled by the tiny curtains on the Western side as that is all they are!. With the house facing west, one would hope that the external blinds worked. The balcony door cannot be opened, either, and hence serves no purpose

Lovely house in summer, nicely renovated. Nice blinds on all windows. Fireplace very inefficient. No insulation in building especially lacking below floorboards, draughty windows and doors - makes house incredibly cold in a Launceston winter. Our neighbours have told us that renters usually do "one winter" in this house and then get out.

House was renovated for a quick 'wow' sell and has some shoddy fixtures and features, one in particular is the poorly design bathroom and bathroom vanity - has a fancy sink you would find in a pub with a slit for a drain…useless in a bathroom.

The kitsch and lounge area is basically just a massive kitchen area with an oversized island that takes up space.

Rooms are smallish for other properties for lease in the area. 

Agent is a shocker….anyone leasing properties don't bother with these guys. We had numerous maintenance calls ignored or taken over 4 weeks.

Has damp issues under the 2nd bedroom room a bit moist and as a tenant we have to run an underfloor fan which we have to pay for.

All in all better for the money around

Office unit converted into a shoddy 1 bedroom apartment.

The balcony is frequented by stray cats which defecate frequently.

No windows anywhere which makes the place very susceptible to mould.

Rod from Sydney Residential is the absolute worst rental agent I've ever had to deal with. No major repairs were done on time.

The balcony door leaks during large storms, there's a maina nest problem on the roof that leads to bird mites invading the house in spring.

List goes in, do not rent this property, it's not worth the troubles

(These issues were reported when we moved in)
- The stove don’t work when it’s turned on it smokes the house out.
- The Taps connected to where the washing machine goes, the cold one leaks really bad, and hot one doesn’t even work.
- The kitchen tap is loose, and under the sink leak also No hot water
- There is smashed tiles in the bathroom that were very dangerous.
- The toilet is leaking
- There was a lot of things dirty, - i.e the windows, dead cockroaches, Lawn not mowed and the toilet seat. I replaced the toilet seat as I couldn’t clean it and it was unhygienic. – This was meant to be professionally cleaned prior to us moving in.
- All smoke alarms not working

All these issues were fixed after a period of time and hassle.

Issues that were reported on our inspections:
- Air Conditioner not working
- All Door handles dodgy
- Broken wood pole out the front of the house that was extremely dangerous

When the stove was installed by the owner (NOT a Qualified person as our lease states) we told him about:
- Smashed tiles in the bathroom (Showed Him)
- How dirty the house was and the lawn wasn’t mowed
- The hole outside the house – Look like it has been put there by the bins. – Prior to us moving in.
- That there are cupboards/tables and other things in the shed.
He told us he would contact the real estate in regards to this. He did not, I then had to follow up with the real estate myself.
More Issues:
- Mould all throughout the house
- Scratched over the kitchen cupboards/floors/ scuffs all up the walls
- Hole patches all throughout the house
- Hole on the outside of the house.
- Smashed bathroom window
- Broken Curtain hanging off.
Owner told us we have improved the house and it looks good. He told us that the stove was cheap ‘shit’. The stove did not work when it was installed, an electrician came and looked at it and said it was fine. – It wouldn’t boil water after 2 hours. (Had a family friend re wire it) – Works fine now. They are trying to get us to pay the invoice. – They took money from our water usage bill for this, even though they have been informed several times via phone and email I will not be paying this. – I said I was not paying this as the stove was not working and also it was not installed by a fully qualified person and this could have been dangerous (states in our lease all repairs need to be done by a fully qualified person).

Recent issues:
- Partner ran over our water meter by accident– We tried to ring our property manager (Monique Hope) at least 6 times. Was hung up on once (sounded like she was out) no other calls was answered by her. Rang our nominated plumber – No answer. An email was sent the next day informing them. Everything was paid for by us immediately for it to be fixed. 
- Came home from work and there was no power to our power points. – rang and informed Megan Creamer (another property manager) and also rang an electrician (they needed permission off Megan to come look at it). The electrician said the power box is so old he has never seen one of these only at tafe, and this is why the power has cut out – this has happened 4 times now.
No issues have been brought up in after any other inspections, only now since I mentioned speaking to the tribunal. Megan has recently bought up the following:
- Hole in the wall. – was there prior to us moving in
- That we replaced the blind in our dining room (We still have the original)
- Ask if we removed light shade covers – We have not removed anything, - There was no light shade covers when we entered.
- Said that the fly screen was falling off up the top.
** Lights were left on after our inspection** 

I had a hearing scheduled for the tribunal in regards to getting our air conditioner fixed, we had reported this in January 2016 and still in August we had no action after following up nearly every day (emails to prove it) excuses like “we are waiting on quote” – we were then told that the landlord would not replace or repair it. 
We had a look into it and it is an urgent repair, went back to the real estate and told them they should have known it was an urgent repair, we got the excuse of waiting on more quotes again. I had asked for a rent reduction in regards to this and still nothing. They finally received the tribunal hearing date and 2 days later we received an eviction notice on “no grounds” . I then had several calls from the real estate saying to cancel the tribunal hearing that it is going to be a waste of time, that the land lord wont b replacing the air con as they can’t afford it, that if I want to take them to the tribunal hearing about my eviction notice I will have to reapply (unfortunately true). I told them I would cancel the hearing if they gave me a rent reduction – they finally did after 8 months of asking. 
Property manager Monique is extremely rude and Lj hooker would not answer haft my emails until they wanted to know something. We had been there for 10 months and had 4 different property managers, it was a relief getting an eviction notice. We move out in 2 weeks. Wish me luck with trying to get my bond back after all my complaints!

After signing the lease was advise the property was now for sale.
Was then subjected to weekly open houses from the first day i moved in.
Was not even given a week to move in and was told they would just issue a notice anyway.
The property has part of the fence falling which I reported as it was falling inwards and was dangerous!
They ignored this for months and months. Then a large section of the fence fell down. If my kids were in the yard, forget it!
They rhen sent out a fencer to review it, he advised it needed full replacement and was not even to standard given the rise in the yard. 
2 months later I still complained and the landlord told me that I was being over the top and had no right to have the fence fixed. We had now been in the property 4months had weekly inspection and a fence which has Fallen ignored.
I advised the landlord that the vacant block next door was becoming a local haunt for cars and parties and as I had no fencing my property was no longer secure. Yet again I was told I had no right to argue this.
Due to the inspections and the fence I tried to negotiate less rent, yet again told to shut up in anusive language.
We gave notice to vacate as we only had a 6 month lease and we now could.
Finally the landlord changed agents as the property would not sell ( well overpriced and selling as fully fenced - which it is not!)
The new agents had the fence looked at and the landlord yet again refused to fix it. We have now moved out. That fence is still down.
They are selling it and renting it. Advertising for both without mentioning either, dodgy.
Selling and renting and stating fully fenced.
Do not buy or rent this property, it is falling to pieces. Tiles uneven, fence needs to be redone the whole way around.
Found out as well that there is a small section that can never be fenced between the other side neighbour as th slope of the land.

House full of damp and mould. Owner refused to do anything. Landlord would not communicate with us. Had to throw away multiple items without compensation that were beyond repair including bedding, furniture and clothing. Baby in the house was always sick. Had to pay early exit fee. House was professionally cleaned prior to releasing so looked fresh but problem/cause not fixed, problem will reoccur. House smelt like an old cellar. Disgusting treatment of tenants who always paid on time.

One of the worst landowners ever. They used two real estate agents to find a renter and advertised at different prices.

When moving into the house, it was filthy and required a few days of cleaning to be able to move in. Unknown to us when we moved in, that the landlord's father lived next door (doesn’t speak English) would constantly check on us, including but not limited to, walking through the back and front yard and entering the house. When they did call us to have an inspection it would be on less than 24hrs notice and even if we would say no they would let themselves in any way. When we complained and wanted basic things fixed (electric socket, light fixture, stove top) they would take several months to reply or not do it at all. A lot of the lights in the house didn’t work and the oven and stovetop short-circuited, and the landlord tried to take the repair cost out of our bond.

The property was a duplex, with their family members living downstairs and they also charged us for the cost of having water at the property, not just water usage, which is illegal. After our one year lease was up, we continued on a month to month contract. About six months into this they gave us 20 days to leave stating that their family needs to move in. We pointed out that this was illegal because we weren't under contract it was required that 90 days notice be given, we had to contact a lawyer to assert these rights and after several fights she relented. Upon finally moving out, the landlord claimed we had not paid rent from over a year ago, and she hadn't charged us for water for over a year either. She had no proof of either and refused to provide bank statements (which we had showing rent was paid in full). She withheld bond for these reasons. This was one of the worst landlords I've ever had, and I'd highly recommend looking elsewhere.

We moved out last week, after landlord served us termination notice - supposedly as has $70k of damp repairs to do.

We've been complaining about damp for two years, with him promising to do something and only when we got Fair Trading involved in October last year when he tried to increase the rent without carrying out repairs did he bother to get someone to look at it, a few months later. We took longer to move out over the last week as everything we pulled from our cupboards was more covered in mould than we feared - some has grown in last month or so, other has regrown.

Every item of furniture we pulled away from walls has mould on it due to rising damp - not to mention the bed base and mattress. Complete nightmare. He would only carry out repairs when pushed - subdivided the patio with no warning so we were left with half the outdoor space we had and generally doesn't like to be crossed or you to stand up for your rights. Btw rent was $650 and was reduced to $620 providing we withdrew our letter to Fair Trading as he was supposed to carry out the repairs, and we'd then discuss compensation for loss of the amenities we were renting (ie half the patio.) Needless to say it never happened. We have plenty of photos we are happy to share with would-be renter. We particularly the one of a wooden spoon from a kitchen drawer that turned green with mould in the space of a few weeks. Also, water pours over the guttering into the laundry every time it rains so whatever you have on the floor in there gets soaked. Do not rent, do not rent

Was very clean upon arrival (ensure that you note how clean everything is as the landlord expects it to be this clean), furnished comfortably, if dated. Kitchen is very basic, small bar fridge, gas oven and gas stove tops (4). Kitchen bench available as well, but obviously not enough space to cook up a storm. All in all, the house is comfortable, and great as somewhere to stay for a short period of time to purchase your own furniture for a future house.

The landlord is where things get tricky - it was quite obvious upon the first meeting that the Mrs is quite deluded - very abrupt and quite rude. Passed this off as a scare tactic to ensure we were behaved tenants, as well as being eccentric. Over time though, became very nosy. Could not use the (shared) washing machine facilities towards night time, as it may disturb themselves or other tenants/temp guests in BnB. Washing that was done was inspected to 'see if zippers were done up, as it may damage the machine'. Post clearly labeled to our own Flat number was opened as it 'was mistaken to be theirs'. Notes were left all over the place, slipped under the front door, left in washing baskets etc. 

Finally, after the lease was (almost) ended, the other tenant in the lease I took decided to stay, and so cleaning was left to myself (not a problem). Unfortunately, nothing will be good enough for the Mrs standards - you "will not get much of the bond back" if you arent careful. I have had to bring in professional cleaners, who even then she doubts will do a good enough job. BE CAREFUL! She will do anything she can to keep your bond. Money grubbing and rude. Wouldn't recommend staying here for more then 3 months, as I got sick of the place about that time...

To reiterate - clean and copmfortable (old furniture) small kitchen, perfect for people who don't like to cook, rude, noisy and deluded landlord (Mrs, Mr is quite nice
